Move-In Checklist & Timeline

Follow this schedule to ensure a stress-free transition into your new home.


Phase 1: Immediately After Approval

  • [ ] Pay Move-In Funds: Log into the Resident Portal to pay your security deposit and any applicable administrative fees to secure the property.

  • [ ] Sign the Lease: Ensure all residents aged 18+ have electronically signed the lease agreement.

  • [ ] Submit Renter’s Insurance: Provide proof of a policy that meets the requirements outlined in your lease. Keys cannot be released without this.


Phase 2: Two Weeks Before Move-In

  • [ ] Schedule Utilities: Contact utility providers (Electric, Gas, Water) to start service in your name on your lease start date.

    • Tip: Don't forget to schedule Internet/Cable installation!

  • [ ] Change of Address: Visit USPS.com to forward your mail to your new address.

  • [ ] Update Documentation: Update your address for your bank, employer, and DMV records.


Phase 3: Move-In Day

  • [ ] Final Rent Payment: Ensure your first month’s rent is paid in full.

  • [ ] Key Pickup: Coordinate with your resident specialist for key collection details.

  • [ ] The "First Look" Walkthrough: Before you move your furniture in, walk through the home to ensure everything is in working order.

  • [ ] Locate Vital Shut-offs: Find the main water shut-off valve and the electrical breaker box so you are prepared for emergencies.


Phase 4: The First 48 Hours

  • [ ] Complete Property Condition Report: Document the status of the home. Note any pre-existing scuffs, marks, or minor issues.

  • [ ] Take Photos: Capture time-stamped photos of every room. These are your best protection for your security deposit return in the future.

  • [ ] Submit Your Report: Return the signed Condition Report to the management team within 48 hours (or the timeframe specified in your lease).


Phase 5: Settling In

  • [ ] Set Up Auto-Pay: Log into the Resident Portal to set up recurring payments. This is the best way to avoid late fees.

  • [ ] Test Alarms: Test all smoke and carbon monoxide detectors to ensure they are functioning properly.

  • [ ] Review Trash Schedule: Identify your trash and recycling pickup days and bin locations.
